A relatively big development in the NJ Route 22 Central Zone (in the Whitehouse section of Readington, NJ), is The Shoppes at The Farm.

This whole planned mixed-use community smack dab in the middle of Route 22 has been going slowly over the past 5 years. First, some residential units, and now with this shopping, eating destination.

Here’s what they say about themselves:

This unique central New Jersey destination is a blend of shops, boutiques, bistros and so much more that embraces a creative vision as a place for families and friends to gather throughout the year. This is adjacent to the Regency at Readington Carriages – which is a Toll Brothers Real Estate development.

The Shoppes at The Farm, however, is independently owned by the Hartman family – who are local property owners!

Seasonal Farmers Market

According to their website – a new Farmers Market is scheduled to open on JUNE 2ND – and take place every Saturday through November 3, 2018 from 8am to 1pm.

What kind of shops and restaurants will occupy The Shoppes at The Farm?

Judging from the renderings – the developers have a vision.

They appear to have space for two anchor restaurants (with outdoor seating) – along with maybe half a dozen or so retail spaces for businesses like clothing stores or bookstores.

Also, they have anticipated hundreds of shoppers and patrons on hand at any given time.

However, we’re curious as to what kind of businesses would find this area appealing (based on whatever the rent is, potential ROI, etc.) Some people in the area seem to think that “high end” shops will be tenants? Is there a market there?

We know it’s relatively close to more densely-populated areas to the east and south – but is it too far outside the sweet spot? Or is the famous “Build it and they will come” motto more like it?

Maybe the developers have some kind of crystal ball, as urban sprawl continues and these areas become more developed? There is a new luxury condo development going up to the east in Branchburg (Fox Hollow).

Seems like they’re speeding through this phase of construction, maybe they’ll even be finished this year. When they actually lease it out is unknown.
